It took me a few months to do all the above but I'm glad I did it because I don't have to listen to a bunch of outsiders who know very little about this special secret tax code and trash permanent life policy or a bunch of insiders whose interest is to sell me policies so they can make money on me. 

The secret in this formula is that I am a W-2 employee with a >760 credit score.

Some are lucky.Some are lying.Some are really good at what they do.Too many factors to nail it down to a secret sauce that can be repeated by anyone.

So it depends on the asset.But the base of buying real estate and converting to HBU generally means you have gain equity.. its not big miracle or secret..

However, the secret is not to be comfortable being content staying in SFH. 

And that is the secret of being a successful flipper.

Simple, the underlying fundamental of compounding returns combined with leveraged funds, it's the secret sauce that makes REI the profit generator it is.

Or is it that you do in fact secretly hate wholesalers but still choose to help them anyway because you have found a way to profit off of them?  

There's no secret to them, just set meetings and talk to a dozen and find the best  APR or most creative sounding  broker who understands what  you're  trying to do.
