How much your house is worth depends on the assessed value which is often influenced by sales prices and has nothing to do with rental income.Most cities won't even drive up and down the streets to look for things. 

That can influence a lot of decisions.

If you want to shout nasty names at everyone on this thread who disagree's with you, then might I suggest one thing that took me a while to learn in my personal life... if you want to influence people into your way of thinking, then yelling and bickering at everyone saying they're stupid and inferior when challenged will never get the job done.

I see influencers (as recently as today) selling mastermind courses, being featured on podcasts and conferences, because they have scaled their door count over the last year, and only got started 18 months ago.  

A BIG advantage to finding business is your SOI (Sphere Of Influence) aka people you know.

On the agent side of things, start building your database now...it can be as simple as a spreadsheet or a free one like Hubspot, but you're going to want a way to keep track of prospects, leads, and SOI (sphere of influence). 

There's nothing personal with it unless you're one of those influencers or promoters type, but otherwise it's all market talk and insight.
