If it is flowers and a sign at the entry to the development and a lot rules, make sure that is for you. 

Sometimes, I see people add bedrooms when it doesn't make sense.It's often not as simple as just putting up a wall because you need lights, outlets, and proper ventilation.

Again…all I did was follow @Alexander Felice's steps he laid out in podcast and site.Inspection was ordered the day of closing and showed some other basic problem areas that were easily fixed (various outlets not working, no fan/vent in bathroom), but nothing major.

Also, portable AC units and window units jack up your utility bill in the summer, and those can sometimes fry the outlets since they draw a ton of power compared to central AC. 

Need a GFCI outlet.Each outlet on your counters should be on a GFCI circuit as well.

(We need to do a safety inspection regarding the kitchen fire extinguisher and the smoke and c/o alarms).Take photos during the inspections, and ask and check about leaks, outlets, and switches.
