@Lisa Gauff a lot people abandon California in search of "better returns" but for SFR especially, Arizona and Nevada aren't that different from the less expensive places in California like the Central Valley and Inland Empire.

However, more often than not, when we acquire a small multi family say 4. 6. or 8 units, you already inherit a bunch of pre-existing installations, coax, CAT, old phone wires, some being used, some abandoned (but you don't know they are), and they all go into the dark attic.Unless one is willing to leave all that in place, and install brand new home run wiring to all those locations but leave them unused until there is a vacancy when you can properly enter the unit to do all the hook up properly, it is not an easy thing to plan.

Give 100% cut to an exp agent and that would still be a lower income than 50% to a Compass agent, and we know that those splits are not what the actual average is.The fact that you are so adament that agents who sell $1.4m make more money than agents who sell $7m, tell me that EXP is a cult, because you are completely abandoning reason and math altogether.

I was reading about Detroid in National Geo Mag and it sound slike the city will bulldoze abandonned homes if the property tax is not paid and then seed grass and gift the lot to the neighbor who is stipp paying taxes.
