In the long run it is worth it, since a stabilized park is a cash machine, but just be prepared for that.

IE it went up 6% in the year to cover Realtor fees.. you might break even in the Bay area if you had to exit in one year. in the Turn key markets you will FOR sure lose money.. and most likely will lose Capital anytime in the first 5 to 10 years in most lower end turn key areas as values are stagnet and really don't move up unless the homes are completely refurbed again and run through the high powered West coast marketing machines that Turn key operators are ..

Simply said its a "letter T shaped " pipe fitting on its back ,like an upside down T in the front yard of the property that allows the technician to access the main drain ,usually 3 to 4" pipe ,,,set up an electric cable machine with the proper size cutter that matches the pipe diameter [ usually 3-4"]This way the technician can safely ,properly quickly clear the affected drain lineMechanical drain cleaning with cable equipment only clears about 70% of root intrusion ,,for a more complete cleaning the homeowner should also consider and request a high pressure water hydro jet drain cleaning .Properly done this unit will clean out roots down to the bare wall of your pipeThe installation of a COTG also allows the option of running a fiber optic drain camera inspection of your drain line from house to street in living color,,,Hope this help gangDD in Los Angeles

There is already a sump pit but I'm wondering about what kind of pump and the durability of a pump that might have to pump water 12 feet up and 5 feet across for 3 or 4 washing machines at the same time.

Lots of comforters and most importantly is plenty of towels.Now regarding machines, we have a Maytag set we bought new. 4.5cuft on the washer which I feel is the smallest one you would want.
