That's why I try to give back...not because I'm nice, but because I'm a selfish a**hole who is just trying to improve my skills... ;-)You're a teacher, so I'm quite certain that you realize that it requires more knowledge to teach something than to just do that same thing.

What I am talking about is a general selfishness and lack of common courtesy that people display now.

Many of us got into real estate so that we could control our financial futures more and not be at the mercy of market whims or others' selfish interests.  

It's selfish, but I truly can't think of another way to answer. 

Likely more for selfish revenue reasons, but I still believe that property would be 1031'able (with some special rules for replacing it).
