They had two things going for them:1 - Liquidity. 2 - The wife is actually a former producer on one of those HGTV shows I made fun of, she saw all the numbers, including how TV commercial revenue winds up being vitally necessary to the majority of the "as seen on TV" flip type things being viable and in the green (take anything marginally profitable or not profitable, monetize it on television or tik tok or youtube, and boom now it's viable).I wish you the best of luck OP, but consider that maybe a "base hit" is totally fine for where you are at.

After your post I looked into Land Contracts and found that with some simple modifications this met my needs perfectly.I was able to find a number of free Templates online and customize them for the deal type.I am very interested in monetizing the property without destroying it's natural beauty (completely untouched/undeveloped) so ideas like a campground, or cabins have been tossed around.

Going forward, we do expect the mortgage rates to rise in the next 1-2 years, the stimulus effect (savings) to dry up over time (especially given massive current inflation that shows no signs of slowing down), and the pace of money creation to slow down as well from both the commercial bank lending and also from Fed debt monetization (at least that is what Fed is saying – what they will be actually doing is a different question).

also your leases are long term which cuts both ways - also mostly commercial spaces need a broker to lease it is not like housing where you can be your own manager - the commercial guys have this space pretty well monetized....
