If you are using google voice, or even your own cell phone I would make a not-so-bold prediction here and say you probably aren't having the current level of success you aspire to.

I am not giving away my primary cell number and I still receive many spam calls and even some targeted calls that were probably populated from some leaked database.

What I'm thinking is when i use mail merge, if there's a cell in excel with the google street view picture i can use that to inbed it at the bottom of the letter.

The reality is that youll find a ton of deals in your cell phone and not have to spend a dime on any of the above mentioned marketing ideas if you would just call your friends and family and ask who they know who needs to sell.

@Nicolas Celle just in general, buyers market (where there are many properties for sale and not enough buyers) just tells you the location is not as desirable.
