My wife went to visit her this weekend, and found out that her boyfriend has been verbally and physically abusing her:  he swung his pants at her and the belt buckle hit her in the head and she required  4 stitiches, he threw a glass bottle at her and gave her a black eye to the point where it was swelled shut, and has also slapped her on multiple occasions.

My guess was lottery tickets and tall boys,  After a year he would not have been able to pay rent with that type of habit.

To give a general idea of some of the mess they left - left it with 2/3rd of the lightbulbs burnt out, holes in 4 doors, very poorly patched holes in the walls in more than 5 locations, missing showerhead, missing ceiling lights, excessive mold, large hole knocked into paneling, enough garbage to overflow a roofing trash trailer, 2 tvs (1 stood 4' tall), cobwebs and filthy walls, excessively filthy carpet including over 15 dog male (squiggly!)

But where we differ is they were so, entrenched, into the crypto-cult, that they thought bitcoin and EHT and others would stand tall against a Fed issued, regulated, sanctioned token even after a gov action to declare such as currency for legal tender and ban all other tokens for utilization as legal tender or currency.

If you get it and buy one a year, then too often I see that the basic knowledge gives the investor beer glasses....they know just enough to be dangerous and they get circles run around them in too many cases.If you're going to buy 10 a year...and be pretty active buying and renting...and maybe selling a few or more for friends, families, other investors...then it might make sense.You can still take the classes and get the knowledge without getting your license.
