John Burtle Making offers on houses but the real estate agent isn't happy

The house needed several pieces of siding replaced due to the them being cracked, one of the windows needed the glass replaced due to it being cracked, gutters needed fixed on the front side of the house, and the front porch roof needed some work (flat roof 8x8).

But as David Glass mentioned, as long as the numbers work to rent if you can't sell it in a timely manner, then you're okay.Bottom line...it depends on what your goal is for the property along with your key performance indicators.

I am willing to bet there are a lot of markets out there that have similar stories, but these properties are at the glass ceiling, no room for additional appreciation until user base median incomes have significant incline as a tenant base can not support housing costs north of 50% gross household income, not sustainably, and that's the #1 factor holding prices down as demand and replacement costs would allow it to run another who knows how much, 30%-40%.
