And this was on the Canadian border, so long winters and snow.If you can afford to have gas for heat and cooking and hot water (but, I'm talking hot water heaters in each unit, not a central boiler), it would probably be cheaper and more efficient and warmer.

They'll buy used vehicles instead of new ones, cook at home, etc., etc.The 2% who were a problem for me were gone by the time the crash happened - they were inherited tenants who I ended up getting rid of because they actually prioritized tattoos and vacations over paying their rent.

Unless there is a specific ordinance against it, a tree is vegetative matter so I'm not so sure it's a code violation.

That way you can unload groceries and put everything in the fridge or pantry while the bags are on the counter by the stove.If you don't want to move the electrical for the stove, put the pantry and fridge on the other side and keep the stove where it is, adding some storage and counter space....always good to have a place for pots and pans and a cooking surface by the stove.

If they have a minimum of a fridge they should be able to make do but I would be replacing the oven asap to make cooking easier as well.
