I am guessing tenants will at minimum pay electric and maybe cooking gas.

Nowadays, water run about $100/month per apartment, and even here, for $50K it's not worth it, particularly if I have no problems to begin with.On the other hand, for a side by side duplex, the cost of re doing the plumbing may be minimal.I looked into separating gas charges for a co-worker, who rents an apartment, and the landlord splits the monthly $30.00 cooking gas bill with him.

By doing that, we’re saving quite a bit because the tenants were already paying their cooking gas.

The former is a habitability/use-and-enjoyment issue and the latter are features that can be replaced by other means of cooking/washing the dishes.

If you are provided with great service and a great meal but only make your servers/cooks job harder by being ridiculously nitpicky, rude, and never showing gratitude no one is going to want to serve you.

OR - they cook up "service failures" to attempt to justify their constant needling.

@Jim Peret, nearby Cook County in Illinois is one of the best paying tax lien counties in the country, as far as I know. 

Not to mention the kitchen wares - complete dinnerware sets in perfect condition - $10, Complete cooking sets - $20, Etc, Etc, Etc....Of course you need to know where to go and be smart with your shopping.
