Everything left over in that other account either is auto transferred once per week (predetermined amount for automation) into my Emergency Savings (same bank again for reason mentioned), auto transferred to my Ally online savings (only for their bucket system which i use for sinking funds), and the remaining amount that doesn’t get transferred is my next real estate investment plus the CapEx/Vacancy.

If the invoice exceeds their security deposit, you have to choose whether you want to go after them for the full amount (not recommended; waste of effort), withhold their entire security deposit, or only charge them a predetermined amount.

The current tenant now has some "sweat equity" and typically is an excellent tenant, and I save the high cost of a contractor paint job (or the time and effort of doing it myself) on a property where appearance is not a priority.If you are providing the utilities, meter ac's or other high use circuits, then bill the tenant for excess over a predetermined average cost which has been included in the lease document.

Over the years we have found a deal and then either over thought it and lost it or tried to shave that last bit of fat off the bone to reach some predetermined percentage like that ol' 70% number people are still tied to and guess what, another investor took the deal and reaped the rewards.

Since you are paying a total, pre-determined commission no matter who brings the buyer your commission to your listing agent is the same.

For added protection, stipulate in the ICA that you will hold back a pre-determined percentage (similar to a bond) at the end of the project that would not be payable to the contractor until all municipal final inspections are passed and stickers issued.Hope this helps.
