I would be careful with a complex that insists you only let them manage the property.

If they insist on moving forward, let them know that there will be penalties for signing the lease and then canceling later.The time to do radon tests or look for mice or measure the bedrooms was during the inspection period.

People that put their utmost trust in the government are the ones that insist on "new protections" the second anything goes wrong.

I'd insist on being alerted regarding any new tenancies, and being a part of the screening process, so you don't get stuck with an under-screened tenant that you have to evict shortly after purchasing the property.

If the first guy is insisting on "all new wiring", the second guy might say, "it's ok to keep that", and that same logic applies to all the various parts of the system. 

Our Insurance carrier insists we seal them or no coverage. 

Good cash on cash returns take some work, like raising rent over time, doing light value adds, etc..If you jump in and insist on high cash on cash returns from day one you may find yourself in a tough neighborhood.

In my case, though, the listing agent insisted we still had a deal right up to the day it went to auction.
