I have just opened such a firm with a concentration on real estate investors as I am trying to build my real estate business as well.

Some advice will tell you that 100% concentration in one asset class be it real estate or stocks is too risky and to diversify.

- There are other external concerns that I have i.e. state budget shortfalls, too much concentration in one job sector (ex. tech), running out of water situation, earthquakes, fires, etc., any thoughts on how others navigate this? 

We can also see the "concentration" of rental properties per zip code (vs. all residences), which when combined with an "A, B, C, D Neighborhood" classification system (see this blog post for a simple explanation) can paint a pretty specific picture about what micro-markets might work for a given niche & strategy.

You can't concentrate on your business if you are constantly providing interrogatories, attending depositions and hearings, providing exhibits and meeting with attorneys. 

We ended up in researching this deal finding another auction deal up the road that we are going to concentrate on right now.  

Met a couple of folks but most seem to concentrate in Baltimore (even though it's a NOVA REIA).
