When you finally get to the point of the non-renewal, hopefully you will have all your ducks in a row - violations are ancient history, rent is up to date, notifications of non-renewal were appropriately made.As a last point, I think you made a mistake by informing the tenant you were not going to renew after the first month.

Could be graffiti, gang signs, boarded up houses, loose dogs, undesirable neighbors (for example if people are out on their porches and look less than appealing or are outside screaming and fighting), lots of trash all over, a bunch of ancient vehicles, a nearby business or something that omits a bad odor, etc.

I see that with the "similar posts you may like" bar....some of them are ancient by most standards- so may or may not help, but there is zero reason to comment on them at that stage.
