2 tone exterior paint job and see what you can do about making the front porch a focal point, new front door (dont skimp on this), lighten it up, new windows, fresh landscaping, good lighting.

Lighten up Francis....My planned exit strategy is wholesaling (as most of you know) but this doesn't fit the cookie cutter deal mold.Here's the whole story.

I would like to start as a Part timer while I continue to snowball  some of my debt so I can lighten my monthly bill load.

The bright floor lightened up the room and the paneling actually looked fine.

We pay him 12% markup and I pick out and buy most of the items you can see -- tile, cabinets, vanities, sinks, countertops, appliances, lightening, etc.  

I found this to be a good thing, a seller was happy to hear you were familiar with state laws and all the legal paperwork, and many connections in the title and lending communities to help things go as smooth as possible, and I had a state agency to answer to in many cases unlike all those  no good unlicensed investors, And before some investor has a cow, lighten up, I was an investor for ten years before I added a real estate license to my tool belt. 60 years investing and 50 years licensed.

So, we sit on the deal until our load lightens up, and the more I look at the project, I know that in order to get top dollar, the rehab is not going to need to be $30,000 but more like $50,000 and there is NO POOL!
