Sometimes PM companies try to hamstring the owner and sign an agreement that they get to list it when they sell at some enormous fee.I often tell owners that many PM companies are great at managing but that doesn't make them great at doing transactions on behalf of a seller.

Go for king-size beds if you can.That said, don't hamstring yourself by making it unattractive to a possible buyer down the road - while an STR won't need tons of storage, you WILL need some (a locking "owner's closet" to store additional linens, cleaning supplies, etc.), and a future buyer most likely will want some.

As others have mentioned, a good, investor-friendly, broker or lender will broker or provide loans that account for your rental income and allow you to offset debt right out of the gate so your DTI is jacked and provide options without the other overlays that hamstring many investors.PM me if you like and I can introduce you to a couple of people I use.

Maybe this is a new jurisdiction for him/her and it takes time to get up to speed but it’s been 3 weeks that you’ve had the property.I do have one property in a jurisdiction where accepting partial rent hamstrings me, so in that case I would be tough.

also makes it subject to some non existent partners approval.2. puts property on their website and advertises it for sale like its their own property with pictures of the house bed bath etc etc.3. sets appointments for would be buyers to walk through said house.4. put property on craigs list for sale describing home bd ba and acting like you own it.then either does an assignment or a double close.If you contract for a home in Ohio.. you can according to many assign the contract . but you can only describe the contract not the property.. so in essence it hamstrings you in your marketing efforts. especially start up.. pretty hard to just put on a contract on craigs list were you would simply say  contract for sale... without describing the home or anything else.. this is where it gets tricky.
