Interesting discussion.i remember looking at a building with about 40 rooms.it was student housing.One room with one or two beds , cupboard, communal showers, laundry, dining area.Good systems make it work..House of Multiple Occupation.

:In all out units we have a binder with all the pertinent information the tenant may need (operator manuals for appliances, list of local amenities, a little history on the property, house rules, etc) and a list of "numbers to call" velcro'd on the inside of one of the kitchen cupboard doors.

Like i think giving the kitchen some updates in terms of cupboards and painting the house (in/out) and changing all hardware and fixtures may get it up there some.

In order to get the new dishwasher in, I had a handyman remove the front wooden lip of a tile counter, and plane the wood underneath the tile in order to make just enough room, and then reinstall the lip.Also pay attention to drawer and cupboard door clearance if the dishwasher is in a corner.
