I am ready to scale by constructing creative formulas for finding deals and create systems to streamline the processes. 

Turnkey companies have streamlined processes, buy fixtures and flooring and everything else in bulk, they do the same thing for every property - capitalizing on economies of scale is how they make money.

I have heard too, that alot of the times it's roommates that move/Rent a house in Midtown , and therefore having at least 2 bathrooms is ideal 3.

I've never seen nor been asked to use a commission agreement in NC....i'm assuming to streamline the paperwork at least a little so we work straight off the listing sheet.beyond not being legally liable to do so, I will not pay a listing agent a buyer agency commission if they didn't show me the house, write up the contract, help handle my financing etc etc.....they don't deserve it.

The plan is to raise rents and streamline costs, then in about a year refi and build 3-8 more units on existing lot.

@David Song I've had good luck working with the local movers in my area to find homes to move into my parks.

This approach actually seems very easy and streamlined. 

But they have another similar one you can get if you move really quick, skip all DD and wire the money this afternoon... classic bait and switch topped with a sprinkle of manufactured urgency/ fear of missing out.
