Unless you want to refinance to get a better rate, then FHA will let you do a streamline refi.  

I have stuff in my garage And otherwise need a clear path so my movers can load the truck. 

And they may be paying movers to stand around outside until the tenant is finished with you.My point being, that tenants will not be paying good attention and will just be wanting you to let them get to work.I preferred to get a signed contract before move-in day.

She later got a job in Walnut Creek, and FHA allowed her to keep the FHA financing on the Salinas house and turn it into a rental (and let her refinance it with the FHA streamline refi), then buy another FHA financed house in Oakland - because it would be too far for her to commute from Salinas to Oakland.So, that's one example where you can have more than one FHA loan at the same time, with their permission to keep one as a rental.  

(There may be other scenarios where you can do it, but I only know of this one.)Then, FHA let her refinance the first one with the streamline FHA refinance option, too.She could do it again and again, is my understanding, as long as she occupies it for a year (pretty sure that's the length required).This will open a Word document.

Which has me now thinking of scaling/streamlining my management process.

I liked hiring movers through the U-Haul site the last couple times I moved. 

Then find out what you need to do to take over the unit asap.I'm just afraid if you fix that toilet, they will become occupants and you have to evict them, too.Maybe you can offer to have movers put the stuff in a storage locker? 

The cost for me to rent movers was the amount I saved in one month from moving, so it was worth it for me.
