It doesn't need fancy introduction but there's a lot of cheap and great properties in Detroit to choose from.

AZIf the owner does not want to sell, there’s no fancy trick to get them to sell at your price or to sell at all. 

if it's a fancy paint job it would be no big deal for someone to redo, but if they're tiles, and they don't like it- well, that becomes an issue.)Also- those chairs that I see peeking out of the dining room are totally at odds with the style of the room.

It doesn't need to be fancy but it does need to show off your place and why someone would want to stay there instead of the next place down the road.

Whether it is Oakland, Compton, or NE Portland  these are all areas where more affluent "gentrification" buyers have appreciated the area less for reasons de jure (personal fancy and hip predilections), and more for those two stated reasons, supra, de facto. 

So many parents come in to visit students who live in dorms/very small apartments and need a convenient place to stay. 

Nothing fancy but I figure they'd offer the best ROI since this sort of destination is about everything except the room.  

I believe most of it is standard commercial space up for sublease, with plans to renovate for attached "dorm-space" catering to the mid-20s startup crowd.PivotDesk is another recent startup that works on matching mature companies with startups in need of space.
