Those are the young(er) folks driving up in-city prices because what's an unaffordable home to a native resident is 50% of the cost of a home in NJ or MD.

I agree with you about the resale part, most people in CA combine the modular and the traditional, but im not sure how people will react to the modular house yet, do you have to disclose to the buyer that the house is build with modular? 

As long as you have great insurance, the above comments about liability are a bit over reacting.

As a CA native and former out of state investor I went through some similar issues back in 2021 when I got started. 

I spoke with my lender, he advised against it, unsure on how underwriters would react to seeing forbearance in my history.
