After an inspection with a copy- that the tenant requested - we believed he was actually running a small prostitution ring of sorts (one woman and a young girl were constants there) out of the apartment.  

I guess the old saying, "A fool and his money are soon parted," will always ring true.

In addition, I am finalizing yellow letters to send to FSBO.I need suggestions to make my phone ring.  

In homes i've worked with in the past I usually skip trace the next of kin, then give them a ring to see if they can get all the decision makers for the property on board to have a conversation with me! 

My phone did not stop ringing for 2 weeks!  

And if it turns out you've made a mistake on a tenant, the legislative headwinds make it very difficult to un-ring that bell and terminate that business relationship. 

I look at 300 to 400 people  and we know each and everyone of them paid 20 to 30k to be there or per couple.. and yet how many of those are going to make it or even make enough to get their 30k back ... well its all law of averages.. as I sit and look at some and talk to some I see some star's who I think will rise up and grab the brass ring and I see others and talk with others that just have no clue no matter who is training them.. they will fail.
