They're all on month-to-month and their rental agreement is somewhat outdated.

They just needed to give you 30 days prior to the earlier move out date.

As soon as stainless steel came into fashion I thought they were already outdated things that are going to be dated any day now. 

To soften the blow of the rent increases, take care of any maintenance, repair issues immediately and add a few cheap upgrades to the unit, extra shelving for the garage, add an exterior light or replace an outdated one inside.

I think if you removed the wood piece over the sink, though, the un-cool outdated look of the cupboards would be overlooked more easily.
