Ordinarily I'd say that's a great suggestion, I'm currently in Mexico for work till Monday then fly to AZ to close on this property so a face to face meeting with an expert isn't feasible on my end to solve this current situation if I'm to keep the current closing date.

@Andrew Dincola Ordinarily I would say charge the same, but I recently had a house where there was 1 tenant in a 2/1 SFH.

This gives me an overview of the competition, what is the dream asking price, what is the real sold price, and how active and desireable the neighborhood is.Focus on the target market, its buying power, trends, demographics, etc. are even more important.For example, once again, the federal government announced they WILL be reducing the size of active troops.

I havent studied the area much but what little I do know is it operates on a different wavelength to some extent due to the amount of military personnel there.I believe with the drawdown of troops from overseas areas around Junction 2-5 years ago were on a building boom - not sure if it's still happening like that or not.
