Have her log the activity in writing and get video footage, inspect the property yourself, check for critters (like albino raccoons...they look like ghosts 😂) check for gas and water leaks, look up the history on the house just to know what the deal is, and if you have to... ask some good friends to dress in white coveralls and bring a shop vac to house to suck the ghosts out.

I'm a former military officer and ran into a similar issue with one of my soldiers (he had pet ferrets running around loose in his trailer and practiced amateur chainsaw sculpting on logs inside).You want to get in touch with his company commander or even better his First Sergeant.

I used to say I am a real estate investor or that I owned a real estate investment company, but people either thought that I was a flipper or real estate broker. years back in ulta liberal Portlandia I could not tell people what I did.I was logging ( raping the forests)  I was building subdivisions ( big bad developer ) and I had a courthouse steps buying division ( kicking poor people out of their houses)  so I just said I was in real estate  LOL>

The bigger ones, are basically not answering their phones, or tell you they will call you back, but they have a big back log, and someone will get back in a week or so.So I have a huge tree branch sitting on half of my roof, with leaves and smaller branches so thick I can't even find the branch that poked through the roof, and the other side of the branch was sitting on an overhead high voltage power line, strained to the max.

I got so wrapped up in those deals and still working 40+ hrs a week I didn't have the energy to go to the REIA meetings or even log into BP.I think I'm getting the hang of things now and hopefully will have more time to stay in touch with the BP community.

House was a log home built in mid 1800's with 2 additions built onto it over the years.
