If you have the ability for them to record calls, it can be useful for training.You will want to have a log for them to complete about the calls.

we worked through the old owner and tried to get to the kids when ever possible.. all leads were leads until the logs were on the ground.. a few things we did to speed things up were as posted above and pretty obviouswe set up 1031s but hard to sell to an 80 year old who could not fathom how that could be legal.and a few did charitable remainder trusts probably even more complicated and the ones' where we bought those deals I would say the sellers were pretty savvy folks not your typical tree farmer. so as many have stated whats the sellers best interest and your best interest is many times vis a vi taxation not aligned in any manner.

I might be wrong, but I believe the models I have will only allow 1 phone to connect and control the unit with the app - so taking control of the thing while the tenant is gone might be kind of a logistical problem - with you having to log out so the tenant can log in.

Change out the lock for a keypad entry type that is wifi connected, so you can log entry person and times.

@David Krulac not to side track but I think that's what I do best on BP.... most of the railroad easements in our area were owned by logging companies.. and they are recorded rights of way.but your right railroads are about as tough as they come to negotiate with.we have a 160 lot subdivision going and there is a railroad between us and the main road.. you would think easy we just cross it etc..

I don't even have an ATM ( one of 4 people in America who does not).. there is no 800 number.. customer service is your private banker.. we send 2 to 10 wires a day and receive (hopefully 1 to 5 those are payoffs) and our banker will make memo's on our bank statements so our bank statements are customizedIE there will be a credit then there will be # 41 we know project 41 paid off.. very very transparent for my partners they can follow the company just logging into the bank account..
