There's easier fruit to pick.I heard a smart CPA/investor present a case for buying flood properties on the cheap because of the flood insurance for cash, not getting a mortgage and self insuring.

I knew there had to be something up as when I walked into the unit after the tenant said she left, there were a swarm of fruit flies buzzing about.Oh, and some interesting notes of my experience with Jane Doe:a) When she hadn't moved out on April 1st, she asked me if I had any other units available.

Secondly the state has plenty of "low-hanging fruit" to attack rather then going after the majority of intelligent landlords with legal if not politically correct lease terms.

I am based in Mexico city and will be full time in Mexico.  1- please clarify what you mean by "Tulum is being completely overbuilt so I'm not sure ...... " so is it too late to get in now or there is still time.  2- As you know zeroing on a Market is easier to look for a properties. how would number these locations (Mixco city, Tulum, Merida, Vallarta, Playa del Carmen and maybe Guanaiuato)3- I do not want to put all my eggs in one Basket.

From experience I know that military moves are fast paced and stressful so I did a few things to ease their transition;Made sure they left Illinois with keys already in hand even though their lease wasn't officially started so they wouldn't have to go to a hotel or wait to link up with my agent for keys if they arrived at odd hours.Left Directv hooked up and operational so they could keep the kids entertained during unloading.Sent a large fresh fruit and snacks basket from Wine Country Gifts so they could have something immediately coming off of road trip food.Left them some furniture so they wouldn't have to get everything unloaded right away just to have a place to sit and relax after a long trip.Left them recommendations for the best vet in the area in case they had problems with their pets upon arrival.Just little things that I hope made for a little less stressful day 1.

To someone who invests in multi-family buildings, the apartment building will be more valuable.Really, that's like asking if you had an orange tree next to an apple tree, and both were prolific producers of fantastic fruit, which tree would be more valuable?
