@Connie Stainbrook not only do we have hangers in all closets - they are actual wood hangers (I hate the plastic ones).

I know screening will take care of a lot of that but we are also are doing small, value-add and curb-appeal additions to attract them as well: we added a fence to the property and separated the yard and patio for each tenant to have their own private space.Would love your tips/tricks -- Any cheap upgrades that tenants love?

The only exception were some newish patio homes where I paid about $240k and they rent for about $2,100 (though I get closer to $2,400 now). 

I just use little plastic tags.There are "landlord" locks available online that allow master keys, individual keys and easy changes.

She told me the school nearby would be awesome for her daughter, she loved the patio and I promised to put in a washer dryer hookup for her.

If it is a local clog, better to use one of those "zip it" plastic tools from the box stores. 

I’m currently trying to decide between two 3 bedroom units (one is roof top with gulf views and boat slip, other is ground floor with direct access to pool and big patio) , or a one bedroom in the same building that’s also roof top with gulf views (I believe sandpiper).
