You have any number of exit strategies after this, with the majority of people refinancing into a conventional mortgage or getting a commercial blanket loan to mortgage a number of properties together to minimize the closing costs(if they are <$50,000 properties).

Now, there are good gurus and bad gurus, but I can't understand why so many people here on BP make blanket statements singing the praises of REIAs while at the same time making blanket statements bashing all gurus.

Minimum generally for a single property is $75k but if you have a portfolio of at least 3 properties under a "blanket" DSCR loan then the allocated loan amount for each property can be quite a bit lower for some lenders
