Work two jobs, one for at least 2 years (stable employment with health insurance), the other could be temp jobs, or a side job working overnight in a pool room in a decent neighborhood (or something like that).Pay for sack lunches, homemade dinner and breakfast, car insurance, an inexpensive car with a good A/C and heat, holiday gifts for favorite relatives, and stay with parents for free (or a very small charge).Parents hate you and say you can't live there, get a cheap room in a nice neighborhood with similar aged people.Bankroll up your cash reserves as much as you can.Read Rich Dad Poor Dad.

Some companies that have a buffet of charges will be able to do it with smaller scale because they are dinging you or the resident constantly for small charges.

Small charges are okay once or twice a year as long as you investigate them and anticipate them, but if something goes awry you want to be in front of it.

I understand the chances are low for a frivolous lawsuit, but the fee to start an LLC in Texas is like $350 and requires no annual charge if you do it yourself.Why wouldn’t you protect your assets for such a small charge?
