During the rehab he send me the invoices and what needs to be paid and as some of the stuff that needed to be fixed was bought from places like home depot and i could not transfer them money I gave him the company credit card (i made sure there isnt much money on the account and was monitoring it on daily basis).

If the dumpster and haul away fees are documented on an invoice, and that exceeds the deposit, then you don't have to go much further than that to account for where the deposit went.

If you choose to go with a modern steel door, you may end-up replacing the frame/jamb as well.Once the door is fixed, I would invoice the tenant immediately for the costs (materials, plus labour) and have payment due either immediately or within 15-20 days.

@Michael HassellI send out invoices from my quickbooks account and my tenants pay by ACH transfers.I get alerts by email every time the payments hit my checking account.Seamless.One tenant is old school and paranoid and insists on mailing checks per lease.That's fine.She mails her checks to my POBOX.

You buy with a ridiculously good discount because people like you are scared away, you fix it's underlying "scary" issue, and you make a handsome profit.And what exactly do you think a professional company does if they straighten up the floors - they get underneath with a slightly more fancy car jack and do EXACTLY the same thing - but with a stinging invoice.

I would hire a contractor to repair the holes and use the contractor's invoice as justification for the deduction of security deposit.Also, if they were responsible for the yard/garden, then any repairs due to their neglect of that duty would also be reasonable to deduct.
