If you have a brand new roof, that is a selling point and even if there is signs of previous leakage, the inspector will pass it fine with a new roof.

We have a single family home in Cleveland, Ohio, which is rented out on section 8 (chma) , and few months back came to know that the water/sewer bill was not shifted on tenants name and we saw a $3500 water bill and around $6000 sewer bill.There is no way the tenant would have consumed so much water, either there was leakage or some other issue... but we were surprised to see this bill.

Otherwise you can expect damage to walls and woodwork, water leakage, or overtaxing of electrical circuits.Yes: If the space is difficult to access, such as a narrow stairway to the basement, or it's a small space that requires a unique size W/D, then we provide the equipment.

I checked all the cabinets in the kitchen and looked for any leakage signs inside the cabinets everything looked fine. the railing rack needs to be put together or replace it with new one.

My favorite long term money savers are a false floor / drainboard (higher in the back)under all sinks so any leakage will get on the floor instead of rotting out the cabinets.I also apply poleurathane varnish under all laminate / particleboard countertops and new cabinets so everything is pre-sealed against water intrusion.

As a landlord though 1 month is way too long for an issue involving water leakage to sit dormant and I would guess that helped to cause her frustration.
