Make it clear that you're not raising their rent as a greedy landlord to make more money, but rather to help pay for fixing up the place for them.

There is too much hype in real estate, Biggerpockets does a good job cutting through the hype usually.Personally, in the past I have been misled by greedy coaches I was trusting to help me and look after me somewhat.
