Storm intensity isn't likely to lighten too much either since a few feet of water rise isn't going to cool the oceans much at an average depth of 14,000 ft.

If you are able to handle some of them a while longer without going crazy, maybe start with one building under management, see if it's what you want as far as lightening your load (it's been my experience that if you don't find a good one, which you won't actually know until issues arise, managing the manager can be as taxing as just calling repairmen yourself), then negotiate to add the others later.

I personally like having an agent just to lighten the workload on myself.

The IRS typically would grant a tax exempt status to a nonprofit to pursue causes that often would result in lightening the burden on government but not to pursue business exploits - the government needs tax revenue.
