I have everything arrainged so I can try to have a bit more on one week just for little treats for my son and/or wife but it still makes me feel a little bad even when I do that but it lightens the mood and I enjoy watching him smile :) when he gets a treat or something he wanted.

This assumes you purchase with a hard money loan and pay at least one side of the sales commissions.Though lightening can strike, in this competitive environment it's extremely unlikely you find anything viable using 70%.

This will lighten the burden from your wife and will be tax-deductible-Since you are already cash-flowing, you don't need to pay off all your properties ASAP, at least not until your other immediate expenses are taken care of-Pay yourself.
