Spring deterioration is normal wear and tear and hell no a tenant is not responsible for maintaining the springs on a garage door.I tell the LL to pound sand..... prove there is was negligence or a commonly accepted documentation that garage door spring maintenance falls under tenant responsibility for general unit maintenance.

That said - don't be penny wise and pound foolish. 

But I agree with the proverb that says, "Penny wise, Pound foolish."  

Weight is about 183 so want to shed off about the last 15 to 20 pounds left of fat.

Those two things will act as a slingshot in your investing career.Start pounding the pavement & calling FSBO's or places that advertise that they're for rent & begin weeding through those to see if there are any burnt out landlords or estate sales that would be willing to owner finance.
