Not sure what that has to do with investing other than him pounding home....the only way to have this expensive lifestyle is by paying us a whopping $19K for the mentorship program and that's the only way you will make it.  

The letter to the attorney was basically a typed letter about how I can help their clients who are stuck with unwanted houses.

This will be the most unpopular and unacceptable answer, but one that will save a NEW landlord far more grief than they could ever imagine:Don’t rent to protected, entitled classes of people like those with “emotional support animals” or 400 pound disabled people.  

And for tenants who really need a well-behaved ESA that's not a 100 pound gorilla, treat them well and fairly and you probably won't have any issues at all.

I'd just add that I would limit the size of the animal to under 25 pounds. 

Sell unwanted stuff that you probably have around your place or your parents.

It will cost you a few pounds in weight though - lol.

Being on the receiving end of a lot of unwanted letters and phone calls is annoying, think telemarketing on steroids. 

I've always had terrier-type dogs around 20 - 25 pounds.
