The ADU thing is really big right now, kinda like a fad.....I used to bid on a lot of these when they first hit the scene in San Diego and the numbers usually did not work, people just did it because it was a 'cool' thing to do...Don't do that...make the numbers work first.

:roll: There are construction-perm loans that can be assumed basically when the contractor sells with seller financing, but it's not an assumable loan, the contractor remains on the hook, additional collateral is often pledged and the seller financed deal is pledged, there are alot of issue behind the scenes that a new borrower does not see or is aware of and may think they are "assuming the loan".
