They were COMPLETELY invisible to anyone and everyone unless they reach out to you.

Their website says that infrared scanning is "using the most technologically advanced tools available allows us to detect moisture that is invisible to the human eye, and with these we are also able to locate areas throughout a home or structure that have overheating or malfunctioning electrical components. this work brings a critical difference to a home inspection". 

But to ask a generic price per unit that does not take into account the specific market is like throwing a dart at an invisible dartboard.

Real estate has this weird thing I like to call "invisible walls". 

Those deals are completely invisible to most of you.

We did the following things1) Incentivize the behaviors you want: I didn't charge late fees if tenants notified me and stuck with an acceptable payment plan. 2) Be fair-- don't charge tenants when old crufty end of useful life fixtures or finishes have to be replaced. 3) Appreciate it and fix things when tenants properly report problems. 4) Renovate as required to get the kitchens and baths actually clean, clean. 5) Make your apartments look better than others (and show that you care about your properties) by adding at least a couple of special touches like modern lighting, invisible cabinet hinges and/or cabinet paint and a subway tile backsplash (Lowes sells 3x6 white tile for .15 / tile) and a restaurant style sprayer faucet.

Less and less about supply and demand "invisible hand" and more and more about government reactions.

The simplicity of that makes it invisible.

It's important to know which streets are where, how they *feel*, the cars that are on the street/in the driveway, and where the invisible lines are (other side of the track stuff). 

@Lior Solomon Hey Lior, like @Justin Rickson mentioned location is definitely a big part of investing in the Albany area. for instance, personally there is an invisible line that follows Central Ave that I would not consider investing in at all. there are definitely deals out there that allow for a good amount of cash flow, especially some student rental areas.
