I know many bright minds that did not go to college and some dull minds that have done well in college.

As was stated above, there are an awful lot of mediocre properties that are dull and that are not doing well. 

In the old picture the brick looks dull and the after picture it looks vibrant and attractive and I have seen this multiple times on flips.

White has always turned a dull color so I just don't do white anymore.
