Locally, an elderly gentleman was bit on his porch by a large dog and eventually died.

If the seller is elderly, the court will side with them.

HOWEVER, it is a heavily elder community so there are a lot of homes probably owned by inherited family members or the owners may need to move into a nursing home.

A quick google search and I learned it was the house of an elderly person who had been harassing neighbors (kids and adults walking by) for years.

Elderly are leery about these kind of offers from all the bad they head about people inquiring about their home ownership and seeing their home. 

For example: Seniors who have owned their home for 15+ years might have a picture of an elderly person doing home maintenance and talk about how they can sell the home without doing all the work to fix it up.Dreading the thought of putting your home on the market?
