Because you're income is received from several tenants and multi-family is steady at the moment, I give this a 4.C and D I would give a 2 only because the market is soft and vacancies tend to be prolonged.

That is important and really the home sale issue is where you should start before you go borrow money based on the home selling and then come up short or prolong the term of the loan, etc.If the agent listing your house is doing a poor job, fire them.

I doubt we will see increases like we have in the last 12 months, but I do expect good prolonged returns.With that said, the recent increase certainly is a good time to exit or liquidate if you've been looking for these opportunities.

@Matt DevincenzoI was working in Dallas in August 2011 - I'll take -45F over 112F any day.What amount of insulation is wrapped on this ductwork to prevent it from heating up during a prolonged spell of 90+F temperatures (where it could easily be 120F in the attic space)?
