It’s crowded and dull.

Any tips to dull that blow? 

Real estate is never dull. 

However having developed many subdivisions myself I was able to work with my client ( who is a very experienced civil engineer that did projects in NYC) So determined that with the base zoning it was not a matter of if it was how many and how  long to get approved.this is probably one of the top 10 markets in the entire US for new builds you would not have Toll brothers there if it was not.  35 minutes or so West of Dulles and all the high tech in that area..

Oh, and yes I did read BP member DREW SYGIT article 3 Common Mistakes Landlords Make ... and Trey Dulling 6 tips to protect newbie Landlords.  

You will find long winded, dull documents that will explain EVERY aspect of how solar works, what the rates are, what the install requirements are, what tax rebates apply, etc.

It is also not rare that in some cases, markets with extremely strong rental cash flows, may experience dull value increases per year or barely break even.

And for us on this project out of Dulles that was in the back of my mind for sure..
