Or, I could be sure that others know what happened to me personally, and my daughter and countless others, with regards to being ripped off royally by property management companies who specialize on "helping" naive investors who invest in properties out of state.I'm glad things worked out for you.

Thanks for any replies to my first post on BiggerPockets.It's been a long time, but I have a team and call center that bears the brunt of calls now of days.Over the 10 years from starting out doing it all myself to now, I have had countless calls due to city sewer lines clogging, and flooding apartment basements with 3-4ft of raw sewerage.I've had calls from tenants complaining about the person above them dropping bowling balls on the floor to piss off the person below them, people partying to much, lots of Friday night drunk fights with the neighbors type stuff... why the hell do they call their landlord vs the cops, IDK...

I mean, yeesh, just the man hours for someone to write the manual on the new procedures for all of this will take up countless hours and meeting after meeting.What a nightmare.And the really stupid thing, is that there are already laws in place to deal with slum landlords.

My mentors have advised me to either, take out the the washer/dryer hook-ups (cap off) or put in coin-op laundry, protections against countless liability reasons, i.e. laundry business etc...So, after the applicant, now tenant, signed the lease agreement and the supplemental renters addendum, which clearly states in section 'J' subsection '1', "no personal laundry units shall be installed and or otherwise used by any tenant at any time{....}, landlord reserves the right to discontinue laundry access at anytime for any reason."
