We have one at a dude ranch in the hill country in Texas with horseback riding and s’mores by the fire pit every night too.

However, guests certainly can pay for a horseback ride if they so choose.

They say they have purchased travel insurance that specifically covers this activity (along with everything else they plan to do like horseback riding/ATV/Etc)I know for sure my insurance will not cover it, but I'd sure like to introduce these folks to this.....my training is sufficient to provide a safe shooting environment.

The property also backs up to a national forest that allows hiking, hunting, horseback riding, etc. 

This will allow us to phase back into "normal" life earlier than some other areas that have seen a higher impact, like New York and California, or destinations that see lots of crowding like major theme parks (Disney, Universal) and cruise ships- We are very accessible and affordable for a majority of the population, and may even see an increase in traffic as people who would ordinarily travel to areas now considered higher-risk (overseas, any fly-to destination, aforementioned theme parks and cruise liners) are looking for alternative, safer destinations- There's a wide variety of activities in the area that are outdoors and/or compatible with social distancing; the national park is the biggest, but there's horseback riding, zip lines, ATV/UTVs, river rafting/kayaking, fishing, the list goes on and on.I have every confidence we'll see a strong recovery and one that occurs earlier than most.  

All the activities were basically 'in house", from fishing to horseback riding, to archery, etc.  

It was an addition to an 1845 era home whereby the roof in their words had a 'horse back sag'.

So for wall art we found a bunch of artistic photos of everything to do around here, kayaking, white water rafting, camping, hiking, rock climbing, horse back riding, mountain biking, and motorcycle riding.

Are there areas of interest, surfing, skydiving, horseback?

Note: I am nearly 100% passive investor with a property manager who is doing the rehab work, and dont intend to do a horseback although I looked at that to use a VA loan but in the end determined it wasn't feasible for our situation.thanks for any insights on how to get around this 70% LTV requirement on. 3-unit property.
