Finally plan F's or G's computer said yes with a really wonky interest rate ending in like X.742% (not APR, interest rate, you read that correctly) or something, after escalating it up the flag pole a bit, and the appraisal on this one came in.

Your seller will probably want to run this idea by their CPA to makes sure it doesn't create tax issues for them (could get weird if they're doing a 1031) I'd still want to run this up the flagpole with an underwriter in advance.

And remember its not the attorney insuring these its the big insurance company that they are an agent for.. this gets shoved up the flag pole to their underwriter and someone at Fidelity or First American or Ticor or one of the big insurers will deal with it..

For POF I went to the bank cut cashiers checks made out to title co. memo'd the property full price on each cashiers check... took copies of them then sent them in as POF... that created a tilt.. but after running it up the flag pole they figured cash is cash and cashiers checks are cash so they accepted them as POF.So this month I win a few more bids and do the same thing... this time they won't accept them I tell them they did last time.. but no joy... so I had to then send them a copy of the account statement.. which is I guess what I should have done in the beginning but I wanted my deals to stand out and I thought the cashiers check would do it....

No one qualifies you in 1 to 2 days without looking at the property or an appraisal.. they are counting on beginners to simply not know what they dont know. and we are fortunate on BP that these folks will run this up the BP flag pole so they dont get taken.
