As I stated there was an exclusive listing for the first purchase attempt in 2016.I felt the sellers agent misled me since we discussed commission during 2017 in countless emails which I still have, I submitted a commission statement and my brokerage firm when I was asked to and the sellers agent sent me and my lawyer an invoice receipt which stated the property for sale, the commission amount and how much of my offer to purchase was applied against it and what the balance remains to be paid was.

He has promised countless times over several months (5 months to be exact) to come back to us with "a proposal by the end of this week" via email on 11/28/23 and "we will get this wrapped up this week" via email on 12/11/23 - and we are already in the first week of February 2024 without a proposal and without any progress in coming to a resolution.
