It may be as you say, a bit messy.

You could end up having two "lender" foreclosing on the same property and could get messy.....A better way might be to do your sub-2 between you and your seller and then assign that contract to your buyer.

Also, some estates get very complicated so be sure to recognize the messy ones and stay clear lest you become part of the problem.

In fact, when someone does steal something, its unlikely it will be known until the renter reports it (Unless the thief is really messy and doesn't close the door on his way out)You also need to check how much storage units are in the area already and see if there is even a demand.  

It can get messy and people will automatically assume the place is theres to rent even if you tell them.
