I have a porter cable pancake compressor same age and usage that has been great along with porter cable finish guns (straight nailer, angle, brad and finish staple).

The insulation on that basement ceiling is meant to keep the living area above warm, and most likely was a DIY by a previous owner; it's just easier for the DIY to staple insulation to the joists with the paper facing toward the basement and it doesn't leave exposed fiberglass (just guessing at what was used) in the basement.Painting of metal jacketed wires is usually no big deal.

I think @Nathan G. is right -- there's a limit to how long these things will last as interior design staples, but they're just still incredibly convenient for C-class rentals like mine.

But even this, stapled to the wall in the room it is relevant for gets overlooked.Therefore, once you do the walkthroughs and plans and talk with your contractors, and proactively call them daily, is to show up on site consistently.  

This can be filled out either as part of the affidavit or as a separate document and stapled to the original. 

Now of course you are removing staples from joists that have hung on.

If you have subfloor the wood can be nailed/stapled down for the best installation value.
