Nevertheless, I've looked at about 55 properties prior to this one so I am also thinking I may have just finally found the right deal (after sifting through enough non-deals).I'd be keeping the property as a buy-and-hold rental for as long as I can.

Many investors expect a 30% discount on deals they have to sift through (per the 70% rule) so he isn't exactly irrational.

Account Closed The best lies hold a grain of truth.I believe that many of the "Gurus" do speak some truth and have something to offer...it is just a matter of sifting through all the BS to find those grains of truth.  ;-)

I have never done this before.I spent a few hours the other day sifting through recent records.

I am currently searching for my first deal and am just spending most of my time sifting through BP and listening to the BP podcasts at work trying to absorb as much as I can.

., I asked for the delinquent tax rolls specifically and was told that I would be receiving the entire tax rolls for the county and would have to sift through the data and determine which records were in default. 

Can anyone help me sift through the countless podcast and suggest a podcast that deals with PPC.

Try and sift through the ones that could add value to your business down the road, even if it means you don't get much of a return up front.
