I have one a little further north in wine/horse country. 2023 was down compared to 2022 but that was expected.

I'd ride that horse for 5 years or so to see where the appreciation and market is.

The outlying areas are going from orange groves and horse ranches into full blown neighborhoods so the market is being saturated with inventory.

I have the opportunity to cherry-pick an individual lot or two that has already been foreclosed in advance of that.That's a horse of a different color!

The majority of the people who live there have horses, goats, chickens, dogs that run free, etc. 

I think all the agents at eXp doing things wrong as far as recruiting is concerned should be horse whipped or removed from eXp as they produce a negative image to eXp that is entirely false.As a moderator here as well, I will warn any and all eXp agents, you are NOT allowed to solicit or promote eXp inside the BP forums unless a you make a post in the marketplace forum.
