Tell the tenant you're frustrated by their behavior and you'd like them to go, meaning you'll let them out of the lease....that might shake them up a little.....or they might leave, even better.

During the week - 3:30 am - wake up  (and do all the wake up stuff)...drink my morning shake (breakfast)~ 4:20 am - stop at post office & pickup company mail from the PO Box~4:30 am - arrive at gym...spend 30 minutes reading5:00 am - gym opens.  

If that is a shake roof, replacing it will also need all new sheeting underneath the new composite shingles, since there was none with the old shake roofs. 

It will be interesting how this shakes up things in the long term for many high cost places, not just CA.I do also agree many people are shuffling within CA.

After dealing with this realtor I felt like taking a shower.But, everybody walked out of that house shaking hands and smiling.

Don't sit on his furniture...skip shaking hands. 

Housing prices have jumped at least 30% since 2020, maybe more.It will be interesting to see how our markets shake out with all these outsiders moving in. :)

We have money to invest when the next opportunity comes along, we are trying to let some of the industry shake out happen first.Learnings:1) Finding a place with level seasonality (Southern Appalachians) was a good play for us.  

maybe better to sit tight and see what shakes out for a while and be ready when it ticks over and deals are more palatable!

Those are your edges to exploit to the fullest.It generally take a renovation and two years of occupancy before all the operating problems and deferred maintenance and cut-corners-in-the-past on this kind of buy shakes out.
