You can still sell during thanksgiving but you need to do something different, you have a lot of competition (total 19) in your area with the same configuration 4beds/2baths varying in price

While setup can be a little tricky if you don’t follow instructions to a tee, once configured it’s literally set it and forget it. https://www.amazon.com/BRAEBUR...In addition, there are smart oil tank tools as well, but that puts you right back in the business of having to install and support “smart” devices, own the network, or get your tenants to agree to put your devices on their network and not decide to change the network name/password at the point they realize you’re using their network to regulate their heating.

It's an over/under configuration (3bdrm up, 2bdrm down) with a rent-roll of $2400/mth and an operating expense ratio of 34%.The prior owners had undertaken some cosmetic rehab {& made some scary alterations to structure in the process} and had decommissioned central high efficiency gas furnace and converted both units to electric baseboard heat.The cost of heating the building had actually increased by ~15%, but it was the tenants problem.

If it's not cost-effective to retrofit as the water company requires, I could keep the existing configuration and utilize a "deduct meter" for each unit (installed in the common area), whereby I would take a picture of the meter reading every three months and bill each tenant.

When I speak of prefab, I am not referring to conventional "trailer" homes, but rather the generally more architecturally interesting and (usually) quite configurable designs that are assembled on-site.

You are much better off leaving the rental income as-is than trying to re-configure your business to claim that income at a higher tax rate so that you can then set it aside into your retirement plan.
